How to decide which builder to choose before a renovation project?

What questions should you be asking a builder to make sure he is professional?


I have worked with many builders as a designer. Both Israeli & Anglo! I have been lucky in my choices and found some honest builders that I trust will do a professional renovation job, apart from ONE!!!!!! who was a great builder but his attitude sucked and made the project difficult for me to work with. My stress level went up during this job!


We all hopefully learn from the mistakes we make but as a client, just starting a costly renovation, you want peace of mind that between the builder & designer, the project will run smoothly with the least issues possible.


When vetting a builder, it's crucial to ask the right questions to assess their qualifications, experience, and reliability. Here are some of my tips & important questions to help you evaluate a builder's suitability for your project:


* How many years of experience do you have in the construction industry? A builder with extensive experience is likely to possess the necessary skills and knowledge to handle your project competently.


* Are you insured? Request proof of insurance coverage to ensure that if any problems arise, (believe me there are always some issues with a renovation) meet the necessary legal requirements. Sometimes it is better to pay more for the builder with the insurance, permits than the cheaper one who has none.


* References of previous work are very important. Can they provide references from past clients? Request a list of previous clients and contact them to inquire about their experience working with the builder. Ask about the quality of work, adherence to schedules, and overall satisfaction.


* Have you worked on projects similar to mine? It's essential to hire a builder with relevant experience in projects similar to yours, as they will be familiar with the challenges and requirements specific to your type of construction.


* Can you provide a portfolio/photos of your previous work? Examining their portfolio will give you a visual representation of their craftsmanship and the quality of their completed projects.


* They should provide a detailed written estimate. Obtain a comprehensive, itemized estimate that includes all the costs involved in the project, such as labor, materials, permits, and any additional charges.


* Ask them about an estimated timeline for completing the project? Discuss the expected start and finish dates, as well as any potential factors that could cause delays.


* How do you handle changes or unforeseen circumstances during construction? It's important to understand their process for managing unexpected situations and how they communicate and seek approval for any changes that may arise.


* Ask about their team/ workmen. How many years have they worked with them?


* A reputable builder should provide warranties or guarantees for their completed work to ensure your satisfaction and address any potential issues that may arise.


* How do you handle permits and regulatory requirements? Builders should be knowledgeable about local building codes and obtain the necessary permits for their projects. Ask how they manage this process.

* How do you handle payments and contracts? Discuss their payment schedule and contract terms, ensuring they are fair and reasonable.


Remember to trust your instincts and assess the builder's communication skills, professionalism, and willingness to address your concerns. It is super important that you have a good connection & compatibility with your builder.

Everything is good until it is not then good communication is the key!
